Update on Edge City 2.0 Project

The City of Dunwoody would like to develop a new vision for the future redevelopment of the Perimeter Dunwoody market that is shared by elected officials, the DeKalb board of the Perimeter CID, major property owners, governmental partners, and community stakeholders.

The City of Dunwoody and ARC anticipate the following outcomes from the study to be:

  •  Provide an updated vision that reflects current conditions and 20-year build out.
  •  Develop transportation investments that provide for safe movement of pedestrians, bicycles, and transit in, through and around the Perimeter LCI area.
  •  Develop case studies of comparable edge cities that provide real world examples of what the district could look like under chosen growth scenario.
  •  Develop a 3D GIS model of the growth scenario that is compatible with the City of Dunwoody’s ESRI ArcGIS based System, and can be revised by city staff.
  •  Develop a Fiscal Impact Model for the city, county and school system that can be adjusted in future years and future economic conditions.

City of Dunwoody moves forward with proposed Tree Protection Ordinance.

Full Proposed Tree Protection Ordinance

At the last City Council meeting, I raised concerns regarding the proposed Tree Protection Ordinance as I wasn't sure the specific problem we were trying to fix.  I asked for removal of Pine tree regulations and to add protections from clearing prior to construction in order to put more restrictions on developers vs individual homeowners, but those changes were not accepted by staff.   I thought the determination of compliance by the general homeowner was too difficult and that the administrative burden & financial cost to properly prepare for the permit was greater than the benefit to the community as I believe this ordinance impacts those who try to comply more than those who remove trees and risk being cited.  Based on what I am reading, I am not in favor of the ordinance as I believe it is an overstep that fixes a narrow issue with a broad brushstroke.

In order to better understand the proposal, I measured several trees on my property in order to determine their status.  I have a very large pine tree that measured 54 inches around, divided by 3.14 comes to a DBH of 17.19 therefore as it is under 20 there is no permit needed.  I can remove that one tree at anytime without coming to the city and I am guessing a great many pines are not subject to the ordinance as long as you only remove six.

I have two large oak trees in the front of my yard that far exceed the DBH of 24 therefore they are specimen trees and would be immediately subject to the ordinance.

I have several beautifully large magnolia trees that have three separate trunks and after researching I still have no clue if they are hardwood / softwood or understory?  Are they a specimen tree or not?  Am I subject to a permit?

I have read both pro and con comments, but a resident raised a concern that he wanted to remove a few trees to put up solar panels (in order to be Green) but that he might be required to replace the trees, the ordinance does not address this issue. 

The proposed implementation date was changed to January 1, 2023 in order to educate the community and the tree service industry therefore there is no hurry to pass this ordinance and because of that I will be asking for a deferral until the July meeting to allow this proposal to be fully vetted by the community and then modified by Council if needed.

Dunwoody Tree & Shrub Planting Plans for N Peachtree, Peeler & Tilly Mill intersection.


As construction of the Tilly Mill Road and North Peachtree Road intersection project is nearing completion, the city developed landscape plans to replant open right of way and easement areas. The planting plan includes over 150 trees and 400 shrubs and I wanted to make sure the affected neighbors are aware of the plans therefore I am posting them here as the City Council packet from this evenings meeting was missing the details.

Trees clearcut to improve billboard visibility along Savoy Drive

The negative effects of Georgia’s billboard law have hit home for residents and visitors in the cities of Chamblee and Dunwoody as trees and vegetation were recently completely clear-cut along I-285 on Savoy Drive. (2011 HB 179 - Millar, Taylor & Jacobs all voted No.)

Residents were stunned when all of a sudden the trees and vegetation serving as natural visual, sound and air pollution barriers were gone. To make matters worse, the cleared land was filled with tons of litter and trash, previously obscured from sight by all the ground vegetation.

Doraville GM Plant Demolition officially begins to make way for a ‘city within a city’

The Doraville General Motors (GM) Assembly Plant demolition officially began in earnest Friday.   A ceremony was held to commemorate the event where a group of Federal, State, County and Local Government Officials – as well as citizens who once worked at the assembly plant – joined Integral Group Chairman and CEO Egbert Perry who talked briefly about the projects history and its future. Doraville Mayor Donna Pittman spoke to attendees about the great promise the new development holds for her city and the region.

Oasis and Doraville argue their cases in Georgia’s Supreme Court

Doraville’s counsel holds tightly to their claim that “nude conduct in sexually oriented businesses is not protected speech under the Georgia Constitution.” Bergthold argues that the regulations Doraville has imposed on Oasis are almost identical to those Brookhaven imposed on the Pink Pony.

The Supreme Court of Georgia ruled on Oct. 6 that Brookhaven had the right to ban adult entertainment businesses that sell alcohol. Bergthold says that Doraville has the same right to impose those provisions in their Sexually Oriented Business Ordinance that Brookhaven did.

Was the Willow Oak the right tree to plant along Dunwoody Village Parkway?


Twitter is a great communication tool for an elected official as sometimes I find interesting conversations or issues being raised which then gives me the opportunity to dig deeper.  Here is an example.  A conversation was going on regarding the Willow Oak trees that were planted along Dunwoody Village Parkway and their suitability in that specific location.  After doing a little research, I found this article on Trees for Parking Lots and Paved Areas that stated in a chart that the Willow Oak was Unsuitable for Restrictive Paved Areas Due to Large Surface Roots.

Based on that documentation, I reached out to staff for an explanation as the tree choice was solely their decision as they are the technical experts (Dunwoody has an Professional Arborist on Staff).  The City Manager and Public Works Director both stated that the trees were selected by a Landscape Architect and approved by the City of Dunwoody Arborist.   Per the Landscape Architect, the willow oak is widely used as a street tree because of its hardiness and low maintenance. It was selected for the parkway for these reasons and because it can grow large enough to create a canopy over the roadway.

I then asked the City Arborist, Mr. Howard Koontz to weigh in on the issue of the trees being identified as being unsuitable and he stated that he tends to disagree with categorizing willow oaks as a poor choice for an urban treescape.

Without getting too far into the weeds on this issue, he said there is truly no perfect tree for every location in the built environment. One must plan for the above ground environment, the below ground environment, proposed structures to exist at and near the planting site, and the perceived use near the tree throughout all the phases of the trees' life.

The willows may be somewhat shallow rooted, but this is only so pronounced in an urban environment because of the presence of so many underground structures, and the existence of sub-soil (as opposed to top soil) all too often remaining in a job site planting area. Willow oaks in a more naturalized environment aren't so noticeably shallow-rooted, because they have the option to grow more root mass below grade.

There certainly are trees which withstand the rigors of urban existence better than others, but the willow oak is one of those more robust trees in this case. Some trees are even better at urban survival, but don't provide the shade canopy desired (Hornbeams); some trees provide better shade canopy, but may not tolerate wet, dry, sterile, contaminated, or otherwise poor soil as well (ornamental cherries, Zelkova, etc.)... the list of characteristics is long, but the end result is that the willow oak is a fine compromise on what will work and survive along the parkway.
