Redevelopment opportunities discussed for the Southeast side of the City of Dunwoody.
This evening there was a presentation on the financial market forces affecting future re-development of the aging apartment complexes on the Southeast side of Dunwoody along Peachtree Industrial Blvd and abutting 285 at North Peachtree Road. There was also a list of suggested improvements for the meeting attendees to vote upon which ranged from redeveloping the Winters Chapel area, adding mixed use to some apartment complexes, having public trails added through the large apartment complexes and other sidewalk and beautification suggestions. Some of these ideas might sound great but know that the landowners have full control as to when they want to redevelop and where the trails will be allowed, therefore based on the current profitability of the apartments and the rate of return, the expectations are that change to these large parcels will be slow in coming. That being said, these meetings are setting the stage for an action plan when redevelopment is eventually proposed.

(Mr. Moss reached out to me to discuss revised plans whereby 30% of new development originally presented in December would now have Master's on the Main in order to be more Senior Friendly as he said he was coming back in front of City Council on August 10th. I asked that he present publicly instead of meeting in private (no appearance of impropriety that way) in front of the DHA where he presented once before. Once it was announced that he would meet with the DHA on Sunday, I asked for specific drawings or details to help inform the public and he stated "Thanks John, I'm trying to get that together now. The footprint of the buildings will be the same as the current plan. Just the widths of the individual units will increase by ten feet to accommodate masters on the main level. I appreciate the opportunity to meet with citizens, and look forward to Sunday.")

Georgetown Community in Dunwoody proposed to receive park land in townhome deal.
Arcadia homes has been in communication with adjoining neighbors on this project and it will now be discussed at several more meetings this week. Sunday night at 7:30 the Dunwoody Homeowners Association will be hearing of the proposal and then on Tuesday the Dunwoody Planning Commission will be formally reviewing the project.
The major question that I have heard from the Georgetown neighbors to the project is "Will Old Spring House & Lincoln Parkway be connected to allow vehicular traffic to flow from Perimeter Center through the Georgetown Community? The answer is No it has never been contemplated to allow automobiles to connect these two sections of the city. As part of the City’s vision for a connected trail system, the applicant is proposing to dedicate and construct a twelve foot concrete path that runs parallel to the eastern lot line of 54 Perimeter Center East. This path could eventually become part of the trail that may extend from Brook Run Park through the Georgetown area. Some have suggested that this is an odd place for a trail, why there? Just north of the trail at the proposed development is an undeveloped City of Dunwoody park (Perimeter Center East - not shown on city website) and this trail is being paid for by the developer (not the city) as an amenity for the entire community.
The site is located at 54 Perimeter Center East, Dunwoody, GA 30346 on the eastern side of Perimeter Center East, just north of Lincoln Parkway (private), and 4340, 4348, 4356, 4364, 4372, 4380 and 4388 Old Georgetown Trail, Dunwoody, GA 30338 on the west side of Old Georgetown Trail at the west end of Old Spring House Lane. The property consists of approximately 9.84 acres of land on eight vacant parcels. The applicant is proposing to develop 7.544 acres and dedicate the remaining 2.3 acres to the City for use as public park space.

Below are the proposed changes by the developer but having the right look and feel of the first residential development within the village will be very important for the DHA to agree to enter into an agreement of support for its construction. I am guessing that statement might also be very true for those serving on the Dunwoody City Council.
1. The property will be rezoned to the RM-100 classification, subject to the site plan dated January 12, 2015 and attached as Exhibit A.
2. Elevations will be similar to those attached as Exhibit B and no two adjacent units will have the same façade design.
3. No more than two adjacent units will share the same façade plane; others will have a minimum two foot offset at the front and back of the units.
4. All end units facing the neighborhood to the east will have an appearance similar to that shown on the elevation attached as Exhibit C.
5. Units will comply with the Dunwoody Village Master Plan and related documents with regard to design, materials and color.
6. All units will be designed so that, if requested, they could accommodate elevators.
7. Exterior lighting will be designed to control any off-site illumination to the single-family residential area to the east.
8. Landscape material of the type depicted on Exhibit D will be installed in three staggered rows (located to allow optimum health for the plants) on the property parallel to the entire line dividing the property from the single –family area to the east to provide screening.
9. A limitation of the number of rental units in the development at any one time to eight units will be incorporated into the Homeowners’ Association documents and provided to the City of Dunwoody Community Development Department prior to issuance of a certificate of occupancy for the development.
10. Construction within the development will comply with the hour and date limitations of applicable Dunwoody ordinances.
